AI for Real Estate Agents in Singapore

Deals are rarely lost because someone is bad at selling. They are lost because the enquiry sat unanswered while the buyer messaged two other agents.

What the week actually looks like

A working agent in Singapore fields enquiries from PropertyGuru, 99.co, their own listings, WhatsApp, Instagram and referrals — often more than a hundred a month. A large share go nowhere. They’re browsers, tyre-kickers, people two years from buying, or agents fishing for co-broke.

The problem isn’t the volume. It’s that the serious buyer is buried inside it, and looks identical to everyone else until you’ve spent twenty minutes on the phone finding out. So the day fragments: a viewing in Punggol, forty messages during it, a callback list that grows faster than you clear it, and paperwork that waits until 11pm.

Meanwhile the enquiry that came in at 9:15am — the one who was pre-approved and wanted to view that weekend — messaged two other agents at 9:20am. Whoever replied first is showing them units now.

The uncomfortable arithmetic: if you handle 100 enquiries a month and spend an average of 12 minutes on each before you can tell whether they’re real, that’s 20 hours a month spent qualifying — most of it on people who were never going to transact.

What can genuinely be automated — and what can’t

This distinction matters more than any feature list, so here it is plainly.

Automatable

Not automatable — and shouldn’t be

Any vendor telling you AI will handle the second list is either misunderstanding your job or overselling. The value is in clearing the first list so you have more hours for the second.

What changes in practice

The realistic outcome isn’t “more leads”. It’s the same leads, sorted, with the serious ones reaching you while they’re still deciding.

What that’s worth depends entirely on your conversion rate and average commission — which is why we work that number out with you before building anything, rather than quoting you someone else’s.

What it costs to keep doing it manually

Worth being concrete. Take your own numbers:

If even one additional deal a year closes because you responded first, that usually settles the question of whether the project was worth doing. We’d rather you run that calculation with real figures than take our word for it.

Funding this

If your agency is a Singapore-registered company, the Enterprise Development Grant may support up to 50% of qualifying costs, with no fixed cap. Eligibility is determined by Enterprise Singapore, not by us. One rule catches most applicants: the project cannot be signed, paid for or started before the application is approved.

If you’d rather not go through that process — or you’re an individual agent rather than a registered company — a smaller self-funded project scoped to your budget can start immediately.

Common questions

Will it put off serious buyers if they know it is AI?

Being answered in seconds at 10pm is generally preferred to waiting until morning. What puts people off is being trapped, so the handover to you is always one step away, and the system says what it is rather than pretending to be you.

How does it know which enquiries are worth my time?

It asks the qualifying questions you would ask - budget range, financing status, timeline, districts, owner-occupier or investor - conversationally rather than as a form. You get the summary, and the ones that matter reach you first.

Can it show properties and book viewings?

It can match an enquiry to the listings that actually fit what they described and offer real slots from your calendar, including the reminder that reduces no-shows. The viewing itself stays entirely yours.

Does this work if I am an individual agent, not an agency?

Yes. A single focused workflow - answering and qualifying enquiries - is a common starting point and does not require an agency behind it. Note that government grants are for registered companies, so an individual agent would typically self-fund.

Work out whether this fits your business

Tell our AI how your enquiries come in and where they get stuck. It will map out what’s worth automating for an agent working the way you do, roughly what that’s worth, and whether a grant is relevant. Around two minutes, no charge, no obligation.
